Mayforth´s strategy is to add value for property-owning partners, lenders to distressed properties and partners in new joint ventures, through applying skills proven over 60 years in total across all property sectors.. Mayforth´s expertise spans several property cycles and includes all aspects of active asset management, and development.

The current economic climate has created a number of issues for highly-leveraged entities and their lenders. There continues to be large volumes of distreesed stock overhanging the market . The challenge is to maintain or improve value while many tenants continue to struggle to trade profitably and there is little or no appetite for capital expenditure on the properties . Mayforth offers vast experience and a solution for lenders where the underlying management of the borrowing entity has disappeared or become disinterested, to both manage the property and co-ordinate the wind-up of the relevant corporate vehicle post-sale.

Opportunities

Across the team we have well over 60 years experience in identifying attractive pre-let development and asset management opportunities in all commercial sectors across all UK markets .

Out of our London base, we have extensive relationships with key market players, including specialist agents and land owners, to secure off-market profitable opportunities and to identify sub sectors of the market that will deliver out-performance. This does not just relate to new build opportunities but also major refurbishment opportunities.

The team has transacted well over £1b of transactions in the past 10 years and is experienced in thorough detailed diligence and dealing with whatever issues arise to provide a positive outcome

Finance

The team have vast experience in raising debt and setting up complex on and off shore vehicles to work with partners and funders to deliver the desired outcome.

We have worked extensively with all the UK major financial institutions, including Standard Life, Scottish Widows, Hermes, Schroders, ING etc, in putting together funding packages and forward sales.

We have had extensive involvement with distressed situations and have conducted over £250m of consensual sales with lenders including IBRC (previously Anglo Irish) and Lloyds Banking Group.

Project and Development Management

The team have the experience and expertise to provide full asset, project and development management services to ensure whatever the scale of the project, it can be delivered on time and on budget. This experience includes:

1. land assembly
2. full planning being sought,
3. complex master planning in major town centres and development in conservation areas.
4. Where required appeal situations have been successfully pursued.

Assembling, appointing and managing design teams and consultants and fully appraising the viability and value engineering initiatives

During design, ensuring that the building will meet occupier and investor requirements and ensuring cost and value targets are met

Attend progress meetings and manage the construction phase to ensure delivery on time and on budget

Successful marketing of the product to occupiers is of course paramount, including forward sales and pre lets and conducting extensive presentations and consultations with all stakeholders in the process. Ultimately driving the exit strategy forward towards a successful completion.

Where the development or refurbishment opportunity is medium term, we have the skills to asset manage the property to maximise net income but ensure the project objectives are delivered. This may be a shopping centre opportunity, where there is a major development play or an infill site to maximise planning for a mixed use development .

Expertise spans all sectors including retail. office, hotel, retail warehouse, leisure, industrial and residential. .
